Someone with a property in another state asks which desk to send it to. A broker asks for the intake that handles that state. They are picturing a different form, a different phone, and a different queue. That is not this desk. There is one national intake. A borrower or a broker sends a business-purpose file from any state we can close, through the same apply path, and it lands in one queue.
This page is that intake. It is not a rewrite of why investors need an LLC. The close still has to be in the entity, on entity-only close. The floor on the loan is a separate rule, on why this desk will not fund under $100k. A 1–4 file and a 5+ file are routed differently, and both still use this intake. What belongs in the package is what to send so we can read the deal the same day. A bank stalling a foreign-national or out-of-state buyer is a different note. If the question is what a DSCR loan is, that note already exists. This page will not restate it.
Funded Funding is a national private-money brokerage. We are not a bank. We are not an NMLS-licensed consumer mortgage lender. The loan is business-purpose, closed in an LLC or another business entity. The desk floor is $100k. No owner-occupied. The property can be in any state we can close. This is a nationwide note, not a city page. Start on the Funded Funding homepage for the product list, or read what the desk is.
One intake, one queue
The application is one form. The phone is one number, (520) 552-7065. A file does not get a new desk because the property sits in a different state from the borrower, or from the broker who sent it. It does not get a second form. It does not get a city page with its own URL. You apply once. The file sits in the same queue as every other business-purpose file on this desk.
One queue means one place a person reads from. It does not mean a state coordinator, a regional office, or a second brand. We do not publish an office address. We do not publish a list of local desks, because there is not a list. The reader is on this desk. The state on the deed is a fact in the file. It does not pick a different reader.
A call and an application land in the same place. Calling does not open a side file for that state. Applying does not either. If you do both, say so, and send one package. Two stories about the same property are a contradiction, the same way they are on any other file.
What national means
National means the property can be in any state we can close, and the file still comes here. The borrower can live in one state. The property can sit in another. The broker can sit in a third. None of those facts opens a new intake. The apply path is the path on this site. The phone is the phone on this site.
National means we read an out-of-state file with the same questions we use on a file closer to the borrower. Who is the entity. Who takes the deed. What is the property. What is the exit. Will anyone occupy it. Is the loan at or above the floor. Distance is not a separate product.
This page will not publish the states. "Any state we can close" is the line. Not available in every state. If the property is in a state we cannot close, the answer is that we cannot close it. The file does not move to a different desk inside this company. There is not another desk here to move it to.
What national does not mean
National does not mean every request. It does not mean you can live in the property. It does not mean the deed can land in a personal name. It does not mean a loan under the $100k floor. It does not mean we are a bank, and it does not mean we are an NMLS-licensed consumer mortgage lender. It does not mean a rate, a credit cutoff, a leverage figure, a license number, a count of loans, or a testimonial. This page will not invent any of those.
National does not mean a page for the city the property is in. A nationwide note is one note. A city URL would pretend there is a local shop. There is not. Do not look for a city page on this site, and do not send a link to one as if it were our intake. The intake is the application.
National does not mean every asset. A house, a duplex, a triplex, or a fourplex is still a 1–4 file. Five or more apartments is still a different route. Both routes use this intake. The sort between them is how the file gets routed. The state does not pick the route. The property does.
National does not mean the file skips a read. A complete package from far away can be read. Landing in the queue is not an approval, a term sheet, or a promise to fund.
The rules do not change with the state
The loan is business-purpose. You will not live in the property. The borrower is an LLC or another business entity, and that entity takes the deed. The floor is $100k. An address in another state does not waive any of those. A broker who works in another state does not waive them either. Why the floor exists is the under-$100k note. Why the close is the entity is entity-only close.
Occupancy is the use, not the state. A house you will move into is the wrong file everywhere we work. One unit you will live in is still occupancy, even when the other units are rented. Staying there while you renovate is occupancy. If you will live there, stop. Distance does not turn a primary residence into an investment file.
The close is still the entity. A personal-name deed is the wrong close in every state we can close. We will not fund the company and record the house to a person because the property is far from where you live. If a shop on the ground will only vest in your personal name, that wall is they will only close in your personal name. Do not send that vesting here as the way to get a national file done.
The package is the same package. Entity documents, the contract, the address and the type, the exit, and the scope or the rent that matches it. Photos, the timeline, and liquidity you can show. What to send is the same-day note. This page will not restate that list. A missing contract is still a missing contract when the property is out of state. Naming the hole still lets the reader see it. Covering the hole with a sentence still keeps the file unread.
A local property manager does not create a second desk. If a manager is part of the hold, name the manager in the same file. The borrower is still the entity. The intake is still this one. This page will not write the manager's job. The manager does not get a separate application.
How a file from out of state is read
The read starts when the package is in the queue. The reader does not ask which state desk you meant. There is not one to ask about. The reader asks whether the file is a business-purpose entity file at or above the floor, and whether the property is in a state we can close.
The state is checked so we do not pretend to close where we cannot. This page will not publish that list, and it will not guess the state from the area code on a phone. Write the state the property is in. Write it the same way on the contract and on the application. An address that does not match the contract stops the read, the same way it does on any other file. This page will not invent a street, and it will not guess which parcel you mean.
Your home state is not the collateral. The property is. A borrower who lives far from the house is still the entity on the file, or the person who can bind that entity. We will not treat distance as a branch that needs a neighbor. We also will not ignore the state the property sits in. Both facts belong in the file. Only the property is the collateral.
This page is not the foreign-national note. That page is a bank stalling a remote buyer or a non-US person on a local consumer box. This page is the intake those buyers use here, when the file is business-purpose and the entity will take the deed. If the bank already said no because you are not local, read foreign national or out-of-state buyer for that stall. Send the file here through the same application everyone else uses. There is not an out-of-state form.
A same-day read, when the package is complete, is still the other note. This page does not promise a clock. It does not promise that a far property is slower, and it does not promise that a far property is faster. The package decides whether a person can read the file. The state does not replace a missing document.
A broker uses the same path
A broker can send the file. The broker does not get a desk for the states they cover, and the borrower does not get a second login. The application is the application. Put the borrowing entity on it. Put the property on it. If you are the broker and not the borrower, say so in the file. Do not send the deal once in the borrower's name and again as a different state file.
One property is one file. If you have two properties in two states, those are two files. Each one is at or above the floor. Each one has its own entity close. They still use this intake. They do not become a regional package because they share a broker. Say which file is which. A blended email with two addresses and one loan amount is not one read.
The phone reaches the same queue. Call or text (520) 552-7065. A conversation can point you at the application. It cannot attach the contract, the operating agreement, or the photos. The documents still have to be in the file. A broker calling from another state is calling this desk. The number does not change with the property.
A read is not an approval
Landing in the queue means the file is here. It does not mean a lender has agreed to fund it. It does not mean a rate. It does not mean a term sheet. It does not mean the deal will close on the date in the contract. Terms vary by lender, property, and borrower entity. Not available in every state.
A readable file can still be a no after it is read. Clearing the intake gets the file in front of a person. It does not make the person say yes. Do not tell a seller, a wholesaler, or a partner that a place in the national queue is a commitment. It is not.
We will not publish a rate for one state and a different rate for another. We will not publish a rate on this page at all. A state we can close is not a price. A state we cannot close is not a negotiation. Send the file. A number before the file exists is not a read.
When it is a no
It is a no when you will live in the property, when any unit is owner-occupied, or when the plan is to move in. It is a no when the deed will land in a personal name. It is a no when the request is under the $100k desk floor. It is a no when the property is in a state we cannot close. It is a no when the request is a consumer mortgage wearing an investment label.
It is the wrong ask when you want a different phone number, a different form, or a city page for that state. Those do not exist on this desk. Sending the same file toward a local URL does not create a second queue. It delays the one queue that does exist.
It can be read when the property is in a state we can close, the borrower is an entity that will take the deed, you will not occupy, the loan is at or above the floor, and the package is the package on the same-day note. A file that can be read is still not an approval. A repeat borrower in a new state does not skip the package. A broker who has sent files before does not skip it either.
What this desk is — and is not
The property can be in any state we can close. We do not publish an office address. This is a national desk, not a city page. One intake. One phone. One queue. Terms vary by lender, property, and borrower entity. Not available in every state. We will not invent a rate, a credit cutoff, a leverage figure, a reserve number, a license number, a count of files, or a promise that a file in the queue funds.
Business-purpose only. Borrowers close in an entity. If you will live in the property, this site is the wrong desk. We are not a bank, and we are not an NMLS-licensed consumer mortgage lender. We do not warehouse the loan. We do not give legal advice on formation, signer authority, or which state an entity should be formed in, and we do not give tax advice on the entity or the rent. Use your own attorney and your own CPA for those questions. A page about the intake is not an approval of every file that arrives.
How to put the file here
- Confirm the desk rules before you look for a local form. Business-purpose. You will not occupy the property. The loan is at or above $100k. The borrower is an entity. If one of those is not true, stop. A different state will not change the answer. The floor is why this desk will not fund under $100k.
- Use this intake. There is not a desk per state. The phone is (520) 552-7065. The form is the application. A broker uses that same path. Say who the borrowing entity is, and say which property the file is for.
- Put the entity on the deed side of the file. Formation documents, operating agreement, EIN, good standing, and who can sign. One spelling, the same spelling as the deed. If the deed is planned in a personal name, read they will only close in your personal name and do not send that vesting here.
- Send the same package the state does not change. Contract, address and type, exit, and the scope or the rent that matches it. The list is what to send so we can read the deal the same day. If a piece is missing, name it in the same send. Write the state the property is actually in.
- Apply once. Same intake as the rest of Funded Funding: the application. Apply here if the borrower is an entity, you will not occupy the property, the loan is at or above the floor, and the property is in a state we can close. A place in the queue is a read. It is not an approval.

Frequently asked questions
Does a file from another state go to a different desk?
No. A business-purpose file from any state we can close uses the same application and the same phone, and it lands in one queue. There is not a desk per state. A read of that file is not an approval.
What does national mean on this desk?
National means one intake. The property can be in any state we can close, and the borrower or the broker can be somewhere else. The file still comes through the same apply path. It does not mean a city page, a second phone number, or a local office. Not available in every state.
Does the state change the entity or business-purpose rules?
No. The borrower is still an LLC or another business entity. The loan is still business-purpose. You still will not live in the property. The desk floor is still $100k. Distance does not waive any of those.
How is a file from out of state read?
The same way as a file from nearby. The reader looks at the entity, the contract, the property, the exit, occupancy, and whether the loan is at or above the floor. The state is a fact in the file. It is not a different form. Not available in every state.
Is landing in the queue an approval?
No. One intake means a person on this desk can see the file. It is not a rate, a term sheet, or a commitment to fund or to close. Terms vary by lender, property, and borrower entity.
What is the minimum to fund, and who closes?
The desk floor is $100k. Files under that are not this desk. Borrowers close in an LLC or another business entity. The loan is business-purpose. If you will live in the property, this site is the wrong desk.
