How this DSCR estimate works
Debt service coverage ratio on this page is monthly rent divided by monthly PITIA. PITIA is principal and interest, plus taxes, insurance, and HOA. The ratio is shown to two decimal places. The band uses that same rounded figure: below 1.0, 1.0–1.19, or 1.2 and above.
The band is general guidance on how DSCR lenders typically talk about coverage. It is not a quote and not an approval. Programs differ on rent in place versus market rent, on vacancy, and on what they count in the payment. The numbers you type stay in this browser. This page does not submit them.

Questions
How is DSCR calculated here?
DSCR on this page is monthly rent, or market rent, divided by monthly PITIA. PITIA is principal and interest, taxes, insurance, and HOA added together. The ratio is an estimate for education, not an underwriting decision.
How do DSCR lenders typically view the bands?
Below 1.0, rent does not cover PITIA. Lenders typically read that as the rent falling short of the payment. From 1.0 to 1.19, rent covers PITIA with a thin cushion, which lenders typically treat as a tight band. At 1.2 and above, rent covers PITIA with more room, which lenders typically view as a stronger coverage band. Programs differ. This is general guidance only, not an approval.
Should I enter the lease or market rent?
Enter the monthly rent figure you want to test. That can be rent in place or a market-rent figure. A signed lease and a market-rent schedule can differ, and this calculator does not choose between them.
What if a cost is billed once a year?
Enter monthly amounts. Divide an annual tax or insurance bill by 12 before you type it. If there is no HOA, enter 0.
Does the result quote a rate or approve a loan?
No. Results are estimates for education only. This page does not quote a rate, promise an approval, or commit anyone to lend. Terms depend on the property, the borrower, and the lender.
