How this flip estimate works
Total cost adds purchase price, rehab budget, holding costs, selling costs, loan points, and interest. Holding costs are the monthly figure times the holding months. Selling costs are the selling-cost percent times ARV. Points are the points percent times the loan amount, added on top of that loan. Interest is an interest-only estimate: loan amount times the annual rate times holding months, divided by 12. Dollar lines are rounded to the cent before they are added. Interest is not a quoted payment.
Estimated profit is ARV minus total cost. ROI is that profit divided by total cost minus the loan, and it is shown only when the cash remainder is above zero. Profit as a percent of ARV is profit divided by ARV. Loan-to-ARV is the loan divided by ARV. Loan-to-cost is the loan divided by purchase price plus rehab budget, which is not the same as all-in total cost. If you enter an LTC percent, the loan is that percent of purchase plus rehab.
The numbers you type stay in this browser. This page does not submit them. A negative profit means the costs you entered are higher than the ARV you entered. It is not a forecast.

Questions
What is included in total cost?
Total cost adds purchase price, rehab budget, holding costs, selling costs, loan points, and interest. Holding costs are your monthly holding figure times the holding months. Selling costs are the selling-cost percent times ARV. Points are the points percent times the loan amount. Interest is an interest-only estimate: loan amount times the annual rate times holding months, divided by 12.
How does the loan amount work?
Enter a loan amount, or switch to an LTC percent. LTC percent here means the loan as a percent of purchase price plus rehab budget. The calculator uses the option you select. Points are added to total cost and are not subtracted from the loan.
How are profit, ROI, and the leverage ratios figured?
Estimated profit is ARV minus total cost. ROI is estimated profit divided by total cost minus the loan, and it is shown only when that remainder is above zero. Profit as a percent of ARV is profit divided by ARV. Loan-to-ARV is the loan divided by ARV. Loan-to-cost is the loan divided by purchase price plus rehab budget, not by all-in total cost.
Is the interest figure a payment quote?
No. Interest is simple interest-only math for the months you enter. It is not a quoted rate, not an amortizing payment, and not a commitment to lend.
Can the result show a loss?
Yes. If total cost is higher than ARV, estimated profit is negative. That is the math on the numbers you entered, not a prediction of what a sale will do.
